Your First Home Buyers’ Guide

As property prices continue to rise and reach record highs, it’s common knowledge that many first home buyers find it incredibly hard to break into the real estate market. But there are a few government incentives that can help you secure your first home. Consider the options below and see if they apply to you.

At Dennis Family Homes, we believe that purchasing a house and land package is a great option for first home buyers who want to take advantage of available government incentives. Asking for a fixed price quote will ensure you can get the house and land you want without incurring any unexpected site costs along the way.

As of 1 July 2017, if you purchase a property in Victoria for less than $600,000, you won’t need to pay stamp duty as long as you live in the property for at least 12 months. If you are eligible for a stamp duty exemption or concession, you could save up to $15,535.

In addition to stamp duty savings, Victorian first home buyers who purchase a new property in metropolitan or regional Victoria may also be eligible for the $10,000 First Home Owners Grant (FHOG), which will leave more money in your pocket as you continue to refine the inside and outside of your home. However, if you’re buying a property in regional Victoria, please bear in mind that the $20,000 FHOG is for contracts signed between 1 July 2017 to 30 June 2021.
